HVAC Services - Indoor Air Quality

HVAC servicing is another way that JM Associates, Inc. approaches indoor air quality issues.  Neglected HVAC systems can contribute to poor indoor air quality conditions as filtration capabilities are reduced over time. If HVAC units are not maintained properly, a localized indoor air quality concern may become widespread throughout a building over time.  Scheduled filter replacement and maintaining clean coil mesh units via periodic cleansing keeps airborne mold spores and other potentially harmful airborne particulates to a minimum.

JM Associates, Inc. offers both HVAC inspection and cleaning services as part of our Indoor Air Quality program.  Particularly, we have served building management companies by maintaining HVAC systems during the construction of new buildings.  In these cases, final phases of construction activities causes increased dust to accumulate on the HVAC filters thus decreasing the filtration efficiency.  During the last phases of construction and prior to occupancy, JM Associates, Inc. is typically hired to inspect and when necessary replace the HVAC filters and cleanse the coil units.  Once this is completed, follow up air testing is performed to measure airborne particulate concentrations, including mold spores.  With acceptable results, the building is cleared for occupancy.  The analytical data for the air testing and the HVAC inspection reports are provided to the client for their files.   

Another significance of the pre-occupancy testing or indoor air quality "pre-screening"  is that it provides the building owner and/or management company piece of mind and evidence that no mold or dust related indoor air quality issues were present prior to occupancy.  If a mold condition is detected, appropiate remedial action is implemented and additional follow up air testing is performed for clearance purposes. 

The same services are also provided as a response to flooding or water damaged conditions leading to mold growth within a building.  As a follow up to mold remediation activities and removal of mold comtaminated buliding materials, immediate HVAC cleaning and filter replacement in impacted areas assures that the system remains unimpacted by the mold condition.  Combined with the HVAC servicing, post remediation airborne mold and particulate testing will help re-establish and confirm proper indoor air quality measures needed for re-occupancy.
